When to call

When a notice arrives, from a landlord or from a court. When a deposit has not come back. When repairs have been promised for months. If you have a hearing date, tell me at the start of the call and I will make time that day.

What I do first

I read the lease and the notice together. A good share of notices are defective, and many deposit disputes are settled by a single letter that cites the right statute and the right dates.

For owners

I act for owners of one to ten homes: leases that hold up, notices done correctly the first time, and what to do when rent stops.
