What happened

Two tenants left a flat in Fox Point after four years. Their landlord kept the whole $3,400 deposit for carpets and repainting, and sent a list of deductions six weeks later.

What I did

Rhode Island gives a landlord twenty days to return a deposit or say in writing why not. The list arrived on day forty-one. One letter set out the dates, the statute and what a court could award on top.

How it ended

The deposit was paid back in full, with interest, nineteen days after my letter. Nothing was filed. The fee was the $450 I quoted on the first call.
